$5,000 Buyer's Savings Guarantee
Here's the scoop on my $5,000 Buyer's Savings Guarantee: As a client under Exclusive Buyer Agency with Jim Scheller, I guarantee that when you find a home you want to purchase, I will negotiate on your behalf to help you purchase this home for at least $5,000 less than the original price listed on the MLS (Multiple Listing Service) or will get a Seller concession for at least that amount, or save you money on your loan, or by a combination of the three will save you $5,000. If I am unable to do so, I will credit you $250 - $1,000 cash towards upgrades, a home warranty, your home inspection, a washer, a dryer, a refrigerator, a party, or whatever you'd like at closing. The Following Conditions Apply: - You must sign an Exclusive Buyer Agency agreement with me, Jim Scheller, for a period of at least six months.
- The listed price of the home you purchase will be at least $100,000.
- If I fail to save you $5,000, and the list price of the home is $100,000 - $149,999.99, you will receive $250.00, if the list price of home is $150,000 - $199,999.99 you will receive $500, if the list price of home is $200,000 - $299,999.99 you will receive $750, and if the list price of home is $300,000 or more, you will receive $1,000.
This guarantee applies to homes listed by real estate brokerages other than Nu Star Realty of Mankato, LLC. As designated by law, I am obligated to act as a fully disclosed dual agent when negotiating homes listed by Nu Star Realty of Mankato, LLC. For these homes, my goal will be to do my best to bring Buyer and Seller together to find a price which is fair to both. The Bottom Line:
If we fail to save you at least $5,000 off the listed price of the home you purchase (through price reduction, Seller assistance/concessions, bank loan savings, etc.), we will credit you the $250 - $1,000 savings as outlined above at the closing of the sale of the home you purchase through us.
